Why use a mortgage broker? 🤷There are many things we can do that your bank can not. One of these is having access to many different lenders being a whole of market broker...But what does this actually mean? 🤔We had one client recently, whereby the client's situation was quite complicated and needed more than the usual level of time and attention. In order to finally be able to place the case with a lender, Katy approached 28 different lenders and researched many different affordability calculators to finally find the right lender for the client. 🙌If the client had gone to a high street bank, the answer would have been a resounding NO many times over, and the client would have probably given up. 😕However, we never give up until we are certain we really are unable to help, and that happens very infrequently!! 💪--#themortgagepartners #mortgagebrokers #mortgageadvice #lancashire #successstory

Myths v Facts❗️I had a really good conversation with a new client yesterday. She was worried she wouldn’t be able to get a new mortgage due to two factors -- Self employment, lenders do not have a different lending policy or products for people who are self employed. Most lenders would require a 2 year track record but we do have access to lenders who will accept 1 years books- Adverse Credit - As we have access to 50+ lenders if clients have historical adverse such as late or missed payment, defaults or county court judgements we do have access to lenders who would still be comfortable to lend with these in the background. It's time we demystify Financial institutions - more specifically, lenders. Regarding lenders, we mainly talk about two: A-lenders and B-lenders.Sidenote: there are C-lenders/private lenders, but that's another discussion for another time.A-lenders are your typical big name banks, credit unions & lending institutions. They mostly serve customers who have great credit, stable income & employment history. They also have the most selective qualification criteria for their products because most are heavily federally and provincially regulated.B-lenders are less strict and more creative. Meaning, they're not as federally or provincially regulated so they're more versatile with helping their customers. Mostly but not always, people go to B lenders when they don't qualify with A- lenders. Essentially, B-lenders help customers who have a unique story & situation. Some A-lenders are developing an alternative/B-lender type offerings to their business too.My advice? Always go to the lender who has the best deal for your situation. Your circ*mstances will tell your story, so always go with the lender who best understands you.
